However, the only way we can accurately determine what the cause(s) are and therefore the solution(s) to your problem is by you allowing us to conduct a thorough interior and exterior inspection of your home by one of our Licensed and Certified Inspectors. Only then can we know with certainty what your issues are, why they are occurring, and the options we readily have available to resolve those issues.

The average home inspection costs $400 and is a detailed inspection. The difference with us is experience. And cost. If you have an existing problem that you want to resolved, then your first inspection is either $250, depending on whether you’re a realtor, developer, builder, homeowner, tenant! Our inspectors each have at least 30 years experience; some have 20 or 30 years of experience in construction, foundations, soils, and repair. We did not take a 14 day or 4 month inspection course. We’ve taken courses which have lasted decades – it’s called experience. And Continuing Education and Certification. Yes, there are companies giving FREE ESTIMATES. We can’t speak for others although sometimes we’re tempted. First, we don’t estimate; if we give a price, it’s exact, not an estimation of how much I’m going to charge you. Second, a free estimate means that they already assumed a proposal or contract for work that’s going to be done on your home so it’s not really free. Do they have a license? Are they the contractor, the Engineer, the Certified Renovator per EPA Law? Every contractor must now be a Certified Renovator to learn about lead and lead based paint, and the serious dangers and health hazards.
How do we know whether you have a need or have a simple fix that might not cost you a bunch. Might Not cost you anything! If there’s no problem, we certainly don’t charge for a simple plumbing fix. But it usually is something more. Most homeowners go through phases. First phase is where is this water coming from, how can I stop it without spending major money. You might never get there, but if you’ve had this problem for a while or it’s turned into a big problem, all of a sudden, then whatever you spend on an inspection with us, we guarantee that it will be worth it, or don’t pay us.

Please, before you ever buy another home, allow us to inspect your foundation. You may call another home inspector, but we truly do not often encounter those who understand foundation and structural repair. We’re being kind. We will inspect the foundation or your entire home if you like, and give you a detailed inspection report. We normally charge $250 for an inspection of the foundation, $350 for a total home inspection, and we charge $475 for an engineer to write a PE Report based on visual inspection and access to the property, should we determine that your problem is structural in nature.
Before you sell or list your home for sale, you may want to fix and renovate your basement to add value. It could be a simple fix OR we can fix your waterproofing problem at a fair price. Call us – we can renovate your basement, give you a full warranty, which you can pass to the new homeowner as a selling benefit. It is estimated that 85% to 115% of any cost of basement renovation is added value to the home’s selling price. Plus, it looks better, and helps you sell your home quicker and without any disclosure issues since you’ve taken care of them, or having to sell “As Is”.
